Viewing properties

Make sure you know what to look for when viewing a property to be certain that it not only meets your own search criteria but also that you won’t get any nasty surprises if you decide to proceed and make an offer. Here are some things to consider.

State of repair

Does the property require updating? If so, is it just minor cosmetic work, or more major structural improvements? If you really like a property, it may be worth asking a builder to view it with you on a second viewing. They can help identify and damp, mould, cracks, or damage and estimate a repair cost which might be useful for negotiating on price when you make an offer.

Property size

Are the rooms big enough – for now and years to come? Do you need one or two bathrooms? Is there sufficient storage? If not, could extra space and storage facilities be added?

Running costs

Ask to see the current bills – council tax, utilities, to help get an idea of actual costs to live there.

Location

This should be easy if you’ve done your research and identified what you’re looking for so should just be a case of checking against your criteria. Could you see yourself living there?

Wow!! Really happy i gave Critchlow Estate Agents a chance. I've used a few estate agents over the years ...I have moved about a lot through job locations but with these guys it was a completely different experience yes they sold my house within a few days and yes they got me over asking price but the service from start to finish is what made the experience. Professional, always called me back, always gave me great advice and made me feel like valued customer and not that i was getting in the way or being a nuisance which is what i have had in the past. Well what can i say after trying 2 of the supposedly market leaders who never answered there phones or returned emails and basically lued constantly,Critchlow estate agents and namely Martin was a breath of fresh air. Always on hand day or night Martin was down to earth and honest in his opinions, and nothing was to much trouble.He even kept checking on the progress of the sale by keeping in touch with both solicitors. We were in the throes of moving to France permanently so needed constant feedback which we got in bucket loads. Photos and 360° videos were up and running in no time and i guarantee you will not find a better price ANYWHERE !. Sorry for the late review Martin but i have been really busy on our new home here in sunny France. By the way are you thinking of expanding to Europe 🤣 you will make a killing 😁👍 Thanks again

Just sold my house through Critchlow Estate Agents -absolutely fantastic from start to finish, Lee came out to do the valuation was full of information and could really tell he had done his homework - The photos by Sam made the property really stand out and we were sold for over asking price with in 3 days!! Martin the owner was in constant contact making sure we were ok as this was are first time selling a house. Really happy with the service and at £995 half the price the others quoted will never go else where thanks guys. I'm sure the business will go from strength to strength.

Buying a property can often be one of the most stressful things that you can do, well Lee and the team at Critchlow went above and beyond to make sure that we were kept "in the loop" all the way through the process. I usually use the high street brands but after a friend recommended these chaps, I gave them a try and I was not disappointed! 5 star service at a fraction of the high street price from the valuation to handing the keys over at the end. Lee was my go to man and always on hand with advice and for me most importantly reassurance. Although I didn't have many dealing with him Mart was a top guy as well! Top Lads!!!
